About Us

The Country Place is located in Old Bridge Township and is comprised of 216 individual lot owners, recreational facilities and other common areas.  The community is governed by Old Bridge Manor Homeowners Association, Inc. (O.B.M.H.A.), an association whose voting membership is comprised of all lot owners.  The affairs of the association are managed by a Board of Trustees with the assistance of committees appointed by the board.  The community is maintained by assessments on its membership and is subject to covenants, conditions and by-laws established by its members.  Electronic copies of the covenants and by-laws are available for any voting member, requests must include name and address.

  • Buying/selling a home [real estate closings] - Three (3) weeks prior to closing, please send notification to our PO Box  address that includes your name, address, closing date and closing agent name and phone number.  Our accountant will contact the attorney and provide the necessary information.

  • Covenants & ByLaws - Electronic copies are available to any voting member by request, please include name and address.

  • Certificate of Insurance - Available directly from our agent:

Membership

Every owner of a lot within The Country Place is automatically a voting member of O.B.M.H.A. and is entitled to one vote for each lot.  Members may vote in person or by proxy at regular annual meetings or special meetings.  If you intend to purchase a home or have recently purchased a home in The Country Place, please send us your name and address.


Recreational Facilities

The recreational facilities within The Country Place are for the exclusive use and enjoyment of O.M.B.H.A. members (during daylight hours) and includes:

Baseball field  (scheduling & reservations)
Basketball court
Bocce court 
Playground & “tot lot"
Tennis court   (skates/rollerblades/etc prohibited)
Walking/bike path

 REMINDER:  CURB YOUR DOG, IT’S THE LAW"

There has been an excessive amount of garbage (cans, bottles, food wrappers, etc) strewn around the common areas.  The tennis/basketball area and the playground area are two areas which have garbage cans, yet they seem to be the worst.  This may result in higher fees for garbage collection, which will have to be passed on to the homeowners.  We ask that you encourage your children to please throw all garbage in the cans provided.

Scheduling & reservations - baseball field
Robert Conte has graciously volunteered to be on the OBMHA Baseball Field Committee.  We request that to effectively use the field and minimize issues regarding its use, homeowners must reserve time for the field.  Homeowners must submit requests to csecond2none@aol.com and include your name, address and the dates and times you would like to use the field.  All requests should be submitted several days prior to the requested date. A confirmation or comment on your request will be returned within two days.


Recycling Guidelines

The Middlesex County Improvement Authority (MCIA) and Old Bridge Township Public Works Dept (OBPWD) provide recycling services for many items listed below.  The Old Bridge Recycling Drop-Off Center (OBRDOC) is located at the Old Bridge Public Works Yard on Route 516 and accepts all items that are collected curbside.

Roads

Snow removal and road repairs for the entire community is the responsibility of Old Bridge Township.  Please contact them you have any concerns.


Service/Contractor/Vendor Recommendations

  Have you had a good experience with a local service, vendor, professional or tradesman and you would like to recommend them to other O.B.M.H.A. members? 

  Have you had a bad experience with one would like to warn other members?

Do you have a personal skill, trade, service or company you would like other members to know about?

Let us know and we’ll include the information in our list of local services.  The public portion of the list will be made available here in the future, and the private portion of the list will be available by email request (privacy rights will be respected).  O.B.M.H.A. reserves the right to include or exclude any information at any time.  Services may include (but are not limited to):

Voting

Federal, state and local elections:  The polling place for Ward 2 - District 2 of the Township of Old Bridge in Middlesex County is the west campus of Old Bridge High School, located near Route 9 between Ticetown Road and Route 516.   

Directions:  From Higgins Road exit, make a left onto Ticetown Road (west), continue 1 mile to the high school entrance on your right (just before Route 9).
